These Terms & Conditions ("Terms") govern your access to and use of the website and services provided by Raven Real Estate Consultants ("Company," "we," "our," or "us"). 1. Eligibility & Client Requirements

  • Clients must be of legal age (18+) and have the legal capacity to enter into property transactions.
  • All information provided must be accurate, complete, and truthful to the best of your knowledge.
  • We reserve the right to verify submitted information and request supporting documentation.
  • Foreign investors must comply with applicable local and international property investment regulations.

2. Services Provided

Raven Real Estate Consultants provides professional real estate consultancy services including:

  • Property Investment Consultation: Expert guidance on residential, commercial, and luxury property investments in USA, Australia, and Dubai.
  • Property Sourcing & Vetting: Identification and evaluation of premium properties matching client requirements and investment criteria.
  • Market Analysis & Research: Comprehensive market insights, trend analysis, and investment opportunity assessment.
  • Transaction Coordination: End-to-end support from property selection to closing, including documentation and negotiations.
  • Property Management: Ongoing management services for investment properties including tenant management and maintenance coordination.

Important: We act as independent real estate consultants providing professional guidance and recommendations. We do not guarantee specific returns on investment, as property markets involve inherent risks and are subject to various economic factors.

3. Client Obligations

  • Provide accurate financial information and investment criteria for proper property matching.
  • Comply with applicable real estate laws, regulations, and tax requirements in target markets.
  • Disclose any known restrictions, legal issues, or financial limitations affecting property investment capacity.
  • Conduct due diligence on recommended properties and seek independent legal and financial advice.
  • Maintain confidentiality of sensitive information shared during consultations.

4. Professional Standards

  • All services performed in accordance with international real estate standards and best practices.
  • Certified real estate consultants with relevant qualifications and market expertise.
  • Independent and unbiased property recommendations based on thorough market analysis.
  • Compliance with local property laws and international real estate regulations.
  • Transparent disclosure of any potential conflicts of interest.

5. Fees & Payment Terms

  • 100% Free Service: Our consultancy services are provided at no cost to property investors.
  • No hidden fees, commission charges, or consultation fees.
  • We receive compensation from property developers and sellers, not from clients.
  • Third-party costs (legal fees, property taxes, registration fees) are the client's responsibility.
  • Property management fees (if applicable) will be clearly outlined in separate management agreements.

6. Data Protection & Confidentiality

  • Client information and investment preferences treated with strict confidentiality.
  • Data processed in accordance with applicable privacy laws and regulations including GDPR.
  • Information may be shared with authorized parties (property developers, legal professionals) as required for service delivery.
  • Appropriate security measures implemented to protect sensitive financial and personal data.
  • Records retained only as long as necessary for business and legal purposes.

7. Limitation of Liability

  • Not responsible for property market fluctuations, economic changes, or regulatory amendments.
  • Not liable for property defects, title issues, or disputes arising after transaction completion.
  • Liability limited to professional consultation fees paid (which are zero for our service).
  • Not liable for consequential, indirect, or special damages arising from property investment decisions.
  • Recommendations provided in good faith based on available market information at time of consultation.

8. Professional Indemnity & Insurance

Raven Real Estate Consultants maintains appropriate professional indemnity insurance coverage. Details of coverage limits and terms are available upon request for specific engagements.

9. Intellectual Property

  • All property reports, market analyses, and investment recommendations remain the intellectual property of Raven Real Estate Consultants.
  • Clients receive usage rights for the specific purpose of their property investment decisions.
  • Reproduction or distribution of our materials requires written consent.
  • Website content, property listings, and marketing materials are protected by copyright law.

10. Termination of Services

Either party may terminate the consultancy relationship with reasonable notice. Since our services are provided free of charge, there are no financial penalties for termination. Any ongoing transactions will be handled according to the terms of specific agreements with property developers or sellers.

11. Governing Law & Jurisdiction

These Terms are governed by the laws of Sri Lanka and applicable international real estate law where relevant. Any disputes will be subject to the exclusive jurisdiction of the courts of Sri Lanka, unless otherwise specified in individual service agreements.

12. Changes to Terms

We reserve the right to update these Terms as necessary. Changes will be posted on our website with an updated "Last Modified" date. Continued use of our services constitutes acceptance of any modifications.
